Tenant Selection

Our team go that "Extra Mile" to match the right people with the right home. Our Property Management Team is completely dedicated to securing the very best tenant for your investment property. It is not enough for us to know that your tenant is capable of paying their rent on time. Our thorough screening process ensures that the chosen tenant meets all your expectations as an investor. We ensure that they have stable employment and that they have the ability, and desire to maintain your property at a high standard. We also ensure that all prospective tenants undergo complete reference checks.

Agreement Preparation

After the tenant has been "screened" and selected, the Pretti Property Management Team will immediately seek your final Approval before preparing the necessary Residential Tenancy Agreement documentation. Our primary concern at this stage is to ensure that your rights as an investor are fully protected. Therefore, Our team is fully conversant in all related legal matters, and will thus ensure that the Residential Tenancy Agreement and the Lodgement of the Rental Bond is completed accurately and efficiently, prior to the tenant been given keys. Bond lodgement is then forwarded to the Rental Bond Board to be held on the agents behalf.

Inspections

The Team knows the importance of inspections, being carried out on your property investment, they do drive by inspections as well as thorough periodical inspections to ensure your property is maintained.

Initial Inspections

To protect your investment, Pretti Real Estate will conduct a thorough condition report prior to the signing of the "Residential Tenancy Agreement". If so instructed, our team will compile photographic records of the property to be used as a reference during the tenancy period. The Initial Inspection report and photos will be referred to at the end of the tenancy to guarantee that the distribution of Rental Bond is fair and accurate.

Periodical Inspections

Annually or bi-annually inspections of your property keep you informed on the condition of your investment. Each visit is documented and may also include additional photographic records. You are welcome to accompany us on a periodical inspection.

Pre-vacating Inspections

Termination of a tenancy can often be a trying time for investors. At Pretti Real Estate we prefer to view the property prior to the tenant moving out. Our pre-vacating inspection ensures that suitable access and inspection times can be arranged. It allows us to re-evaluate rental value, and to adjust in accordance with local market values. It also gives you plenty of time to consider any necessary renovation or maintenance tasks that may be needed prior to new tenancy. It allows us to speak with the tenant, to address any repairs or maintenance which can be sorted out prior to the Final inspection.

Final Inspection

The final inspection is conducted thoroughly with the tenant, investor and agent present. The initial inspection report is compared with the final inspection, to determine the amount of bond to be refunded, if any. .

Collecting Rent

Pretti Real Estate give tenants no excuse when it comes to prompt and regular rent payment. All our  tenants are supplied with a B Pay Card and they may use telephone banking or the internet to ensure consistent payment. Payments may also be paid by EFTOS through our office.

Monitoring Arrears

Tenants in arrears are contacted by our team everyday for the first five days. If arrangements have not been made by this time, the tenants will be issued with an initial warning letter. Failing this, tenants will be contacted on a daily basis and will be issued with a Termination Notice on the 15th day of arrears. If the tenant falls beyond 15 days, in such situations, a tribunal order will be made to recover the rental arrears and any other monies owing by the tenant. We will not hesitate to protect your rights and service your interest.

Maintaining Your Investment Property

Like any Asset, an investment property requires periodic maintenance, and experienced property owners are using this time to protect their investment. Regular maintenance of rental properties is essential in order to maintain the value of an investment, both in terms of the capital value and the rental returns.

If left unattended, property repairs and maintenance can eat a sizeable hole into your annual returns. Pretti Real Estate knows how important it is to keep on top of all maintenance issues. As a result, our team maintains a strong and close relationship with tenants, making sure that all repairs are fulfilled to your instructions.

You have every right to expect that emergency repairs and essential services are attended to as soon as possible, and we make sure that those expectations are met.

All maintenance and repairs are on our computer system, upon completion of work, invoices are approved for payment. Repair invoices are debited against rent monies held in trust on your behalf. All paid invoices are enclosed with your monthly Rental Statements for your reference.

Outgoings

Our Management Agency Agreement ensures that an arrangement can be made to pay all standard property outgoings from your rental statement. Council Rates, Water Rates, Strata Levies, Insurance are included in this category to take the hassle out of paying your bills.

Rent Review

Reviewing Rent to get the absolute most from your investment often means getting the highest rent for your property, Our team will constantly monitor market fluctuations and values, taking into account similar properties in your area, general condition and property maintenance and local vacancy rates. As we treat each property and each person individually, we will also consult with you, discussion the quality of the tenant and the length of tenancy before suggesting a justified increase in rent.

Tenancy Management

It's our experience that the best way to protect the interests of our investors is to have a strong relationship with our tenants. As such we make sure to keep tenants informed of their rights under the Residential Tenancy Agreement.

Accounting

To ensure that you are kept up to date of the state of you investment. Pretti Real Estate will provide you with a detailed monthly statement outlining the previous rent period, collected rent and any transactions made (ie repairs, outgoings). All rent monies can be electronically deposited into the account of your choice for maximum ease and convenience.

Disputes

Our company policy and approach to disputes is one of prevention, rather than cure. We, at Pretti Real Estate, pride ourselves on our strong communications skills, and believe the open and honest approach throughout the entire tenancy is usually enough to keep disputes, at a bare minimum.

However, we also know that disputes can arise in respect of Property Management, and we therefore provide our clients with full support during the resolution process. If a dispute can not be resolved through negotiation, the Pretti Team, will immediately act to ensure that your case is fully documented before proceeding to the Residential Tenancies Tribunal hearing.

This will include photographs for Bond disputes, or detailed rental market comparisons in the case of a rental increase. Residential Tenancy Tribunal hearings are always carried out with fully experienced staff.

Annual Statement

To assist you with taxation issues and accounting, Pretti's Management Team will prepare and provide you with an annual Financial Report at the end of the Financial Year.

Legal and Insurance

As we previously stated, the Pretti Team is fully conversant with all legal aspect and requirements related to your investment property. We will make sure that your property and residential tenancy agreement is compliant with all government legislation.

We know the importance of Insurance, when it comes to investment property, not only building and household insurance is essential to an investment property, so is Landlord Protection insurance, which will cover you for rental loss, and in some cases malicious damage. In today's everchanging market, Landlord Protection insurance is a must.
